WHY THE LAST ONE THINNED OUT
A lawn that thins out under trees isn’t a watering problem, and it isn’t a soil problem. It’s a light problem with two knock-on effects, and every one of them is fixable — but only if somebody looks up before quoting. Here’s what we check on a Longwood property before a single pallet is priced.
Nobody counted the hours of light. Grass needs a real number of direct hours a day, and under a mature Longwood canopy most lawns aren’t close. Fresh sod on a yard getting two or three hours will green up beautifully and then surrender by the second summer — which is long after the invoice cleared. We assess the canopy before we quote the grass, and where thinning will fix it, we say so and price it in.
The roots underneath are taking it first. A century-old oak drinks from the same top few inches of soil the grass is trying to root into, and it wins every time. That’s why the thin ring under a big tree keeps coming back no matter how much water goes on it. Extra irrigation makes it worse, not better — you end up feeding the tree and rotting the grass.
The wrong grass was sold for the site. Bahia needs full sun and will not hold under a canopy. Zoysia wants light too. Under Longwood’s oaks that leaves shade-tolerant St. Augustine — and even then, only where enough light gets through. Anyone selling you Bahia for a wooded Sabal Point or Sweetwater Oaks lot either hasn’t looked up or isn’t telling you.
That last line matters. On some deeply shaded Longwood lots the honest answer is that no grass will hold, and the yard is better as a mulched bed or a shade planting. We’ll tell you that at the assessment rather than sell you sod twice.
