Three Reasons Deltona Yards Stay Wet — and Why the Usual Fix Fails
If you’ve already paid someone to solve standing water in Deltona and it came back, you probably didn’t get bad workmanship. You got the wrong solution for the ground you’re on. Here’s what we check before quoting anything on a Deltona property — and what separates the east side of I-4 from the west.
The water has nowhere to be sent. East of I-4, most of Deltona sits inside the Theresa Basin, which the city’s own engineering study describes as hydrologically closed — the lakes it drains into recover only by soaking away or evaporating. A french drain moves water from one part of a closed system to another. On the right lot that’s still worth doing. On the wrong one, you’ve buried gravel and pipe for nothing. We work out which yours is first, and we say so.
The grade was never the problem anyone looked at. When water can’t be piped out, elevation and fall do the work instead. Most Deltona lots we walk have somewhere between two and six inches of wrong grade — enough to hold a sheet of water against the house for a week, and cheap to correct with fill and proper shaping. It’s less glamorous than a drain, it’s usually cheaper, and on this side of town it works more often.
New sod went down before the ground was fixed. Grass laid on a lot that still floods drowns the same way the last lawn did. We won’t quote you sod for a yard that needs drainage first — we’ll quote the drainage, let it prove itself through a wet season if you want, and do the grass after.
