Sanford Lawns Have a Water Problem, Not a Grass Problem
Sanford sits on the south shore of Lake Monroe, on the St. Johns River, and the ground knows it. When Ian came through, streets in the lakefront neighbourhoods stayed under water for days after the rain stopped — because the river kept rising long after the storm had gone. That’s the thing most people get wrong about Sanford drainage. It isn’t about the last hour of rainfall. It’s about where the water table sits for the following fortnight.
Then there’s the other half of town. The newer subdivisions running out along Celery Avenue are built on ground that grew celery for the better part of a century. That soil behaves nothing like the dry sand ten miles west — it holds water, it settles unevenly, and sod laid on it without proper grading ends up sitting in low spots that weren’t low on install day.

Sanford's Watering Rules — and How to Check What Your System Actually Puts Down
Sanford City Commission adopted the St. Johns River Water Management District irrigation rules back in 2010, and the city runs two separate networks — potable and reclaimed — on two different schedules. Which one you’re on changes your watering days substantially. There’s also a simple test the city itself recommends that tells you whether your sprinklers are delivering what you think they are, and almost nobody runs it.
What are the rules, and how do you know if you’re over- or under-watering?
Potable and well water — During Daylight Saving Time, twice a week: odd-numbered addresses Wednesday and Saturday, even-numbered Thursday and Sunday, non-residential Tuesday and Friday. During Eastern Standard Time it drops to once a week. No irrigation between 10 a.m. and 4 p.m., no more than one hour per zone, and the rules apply to private wells and pumps as well as city water.
Reclaimed water runs on a different, more generous schedule — Sanford has invested heavily in reuse; the city requires new developments to install dual distribution systems so irrigation runs on reclaimed rather than drinking water. Reclaimed customers get three days a week, year-round — odd addresses Saturday, Monday and Wednesday; even addresses Sunday, Tuesday and Thursday. If you’re on reclaimed and watering twice a week because that’s what the sign at the subdivision entrance said, you’re a day short.
The catch-can test the city recommends — Put a few straight-sided containers around a zone, run it fifteen minutes, and measure the average depth. Multiply that by four and you have your rate in inches per hour. Sanford’s guidance is that roughly half an inch to three-quarters of an inch wets about a foot of Florida sand, which reaches most grass, shrub and tree roots. Anything beyond that is going past the feeder roots and is simply wasted. Anything well short of it and you’re growing a shallow root system that will not survive a dry spring.
